NOTICE OF SALE UNDER POWER, TROUP COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Kyle Christopher Zitzka to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for SecurityNational Mortgage Company, its successors and assigns dated 1/27/2023 and recorded in Deed Book 2205 Page 47 and modified at Deed Book 2254 Page 175 and further modified at Deed Book 02295 Page 00683 Troup County, Georgia records; as last transferred to or acquired by PENNYMAC LOAN SERVICES, LLC, conveying the after-described property to secure a Note in the original principal amount of $228,
779.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Troup County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on May 5, 2026 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: TAX MAP NO. 042-0-000-091 118 Deerfield Road, Hogansville, GA 30230 ALL THAT TRACT OR PARCEL OF LAND situate, lying and being in Land Lot 103 of the 12th Land District, Troup County, Georgia, being PART OF LOT 19, (TRACT 2), BRAY’S LAKEVIEW FARMS, as more particularly described on that certain plat of survey prepared by Henry H. Jackson, GRLS 2274, dated May 24, 1997, entitled ’’The Property of Thomas C. & Donna D. Ray”, as recorded in Plat Book 50, Page 293, Troup County, Georgia Deed records; said plat being incorporated herein and made a part hereof for the purpose of a more complete and accurate description. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
