Under and by virtue of the power of sale contained in that certain Security Deed, Assignment of Rents, and Security Agreement, from AGA Real Estate Security, LLC (“Grantor”), to and in favor of Dominion Financial Services, LLC (“Lender”), dated September 25, 2024, recorded October 17, 2024 at Deed Book 2280, Page 79, Troup County, Georgia records; as a to Dominion Financial Services, LLC (“Lender”) by that certain Assignment, recorded December 8, 2025 at Deed Book 2292, Page 1, aforesaid, Georgia records (the “Security Deed”) securing that certain Commercial Promissory Note, dated September 25, 2024, in the original principal amount of $4,572,

Goodman Subdivision same being located just off the main highway leading to Atlanta and joining the city limits of West Point, Georgia said plat being made by J.E. Said plat having been amended and shows plat by blocks, Number 16 in Block B. This being the same property as purchased by Robed Fannin and Coza Fannin from John H. All that tract or parcel of land lying and being in the City of LaGrange, Troup County, Georgia, on the West side of Reeves Street and more particularly described as follows: Beginning at a point at the Intersection of Reeves and Mulberry Streets; thence North along the West side of Reeves Street 50 feet to a point; thence West 85 feet to a point; thence South 50 feet to Mulberry Street; thence East along Mulberry Street 85 feet to the point of beginning, and bounded East by Reeves Street; South by Mulberry Street; West and North by property now or formerly owned by L C. Ketzky and L.L Meadows, and being a part of the property deeded from Mrs. Bessie M. Cleaveland to Loeb C. Ketzky and LL. Meadors as per deed recorded In Deed Book 57, Page 161, Troup County, Georgia Deed Records.

All that tract or parcel of land situate, lying and being on the North side of Bell Street, in the City of LaGrange, Troup County, Georgia and being all of LOT 21 and the western portion of LOT 20 in BLOCK G, according to a plat of LaGrange Heights as shown in Deed Book 6. Pages 792793, and recorded in the Office of the Clerk of the Superior Court of Troup County. All that tract or parcel of land lying and being in the City of LaGrange. Troup County, Georgia in the Northern part of said City and known as Lot No. 3 of the Roy Dallis survey as shown by a map of the land of A.T. Dallis, said map recorded in the Office of the Clerk of the Superior Court of said county in Deed Book 3, Page 268, Troup County, Georgia Deed Records. Said lot faces New Street East One Hundred and Sixty-six and one-half (166 1/2) feet, and being Eighty-five (85) feet deep at the south side and eighty-three (83) feet deep on the north side and one-hundred and sixty-six and one-half (166 1/2) feet on the west side except fifty (50) front on the south end of said lot running back an equal distance a depth of eighty four (84) feet which has been sold off of said Lot No. 3.

The indebtedness evidenced by the Note is due and payable and remains unpaid. The Security Deed therefore has become and is now foreclosable according to its terms. Accordingly, the Premises will be sold at public outcry pursuant to the terms of the power of sale provided in the Security Deed.
