PUBLIC NOTICE

NOTICE OF SALE UNDER POWER

STATE OF GEORGIA
COUNTY OF TROUP
Under and by virtue of the Power of Sale in that certain Security Deed from Mary Thompson and Mildred Steele, (hereinafter referred to as the “Grantor”) to Lynn Anderson Yarbrough(hereinafter referred to as the “Lender”), dated April 22, 2022; recorded in Deed Book 2165, Pages 743-747, Troup County, Georgia records; said Security Deed having been given to secure a promissory note dated April 22, 2022, in the original principal amount of $27,000.00 (the “Note”), there will be sold by the Lender at public outcry, during the legal hours of sale before the door of the Courthouse of Troup County, Georgia, on June 2, 2026, to the highest and best bidder for cash, the following described property:
106 Boozer Street — 024-4X-004-004
All that certain tract or parcel of land, with all improvements thereon, located on the East side of Boozer Street in the City of Hogansville, Troup County, Georgia, fronting on said street Fifty (50) feet and running back, same width, to the lot of the Gates Funeral Home. Said lot bounded on the North by Lizzie Thomas; on the East by the Gates Funeral Home property; on the South by Quillian Rosser Estate and on the West by Boozer Street.
The debt secured by said Security Deed and Note has been and is hereby declared due and payable in full because of, among other possible events of default, the failure of the Grantor to make principal and interest payments pursuant to the terms of said Security Deed and Note. Notice has been given of intention to enforce provisions for collection of attorney fees and foreclosure in accordance with legal requirements and the terms of the Security Deed and Note. The indebtedness remaining in default, the sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness secured by the Security Deed, accrued interest and expenses of the sale and other sums secured by the Security Deed including attorney’s fees, and the remainder, if any, shall be applied as provided by law.
The individual or entity that has full authority to negotiate, amend and modify all terms of the Security Deed on behalf of the Lender is:

Please understand that the Lender is not required to negotiate, amend or modify the terms of the Security Deed.
To the best of the Lender’s knowledge and belief the property is in the possession of Mary Thompson and Mildred Steele and said property will be sold as the property of Mary Thompson and Mildred Steele subject to any prior security deed, liens, outstanding ad valorem taxes, street improvements, and easements or restrictions of record, if any. The Lender will execute a deed to the purchaser at said sale as provided in the Security Deed.
This sale is subject to audit and final confirmation of the status of the loan by the Lender and to confirmation that the sale is not prohibited under the United States Bankruptcy Code.
