NOTICE OF FORECLOSURE SALE UNDER POWER OF SALE CONTAINED IN LEASEHOLD DEED TO SECURE DEBT, ASSIGNMENT OF LEASES AND RENTS, SECURITY AGREEMENT AND FIXTURE FILING

Under and by virtue of the power of sale contained in that certain Leasehold Deed to Secure Debt, Assignment of Leases and Rents, Security Agreement and Fixture Filing given by ROCKWELL ONE HOLDINGS, LLC (“Borrower”) to PSG CR LENDING, LLC, dated September 30, 2024, and recorded in Deed Book 2290, Page 278-322, Troup County, Georgia Records (the “Security Deed”), as last transferred and assigned to FCP PROPERTIES, LLC (“Lender”), the undersigned, as Attorney-in-Fact for Borrower, will sell at public outcry to the highest and best bidder for cash, between the legal hours of sale before the Courthouse door of Troup County, Georgia, on June 2, 2026, the following described property, to wit (the “Property”):
A parcel of land located in Land Lot 152 of the 6th Land District, Troup County, Georgia, said parcel being more particularly described as follows:
Commencing at an Iron Pin Found marking the Southern right of way of Upper Big Springs Road, and the Eastern right of way of SPUR 14-Davis Road; THENCE South 36 degrees 03 minutes 49 seconds West for a distance of 803.74 feet to an Iron Pin Found and the POINT OF BEGINNING of the parcel herein described:

Said parcel contains 43.401 acres (1,890,545 square feet) more or less.
TOGETHER WITH those easement rights arising under that certain Declaration of Easements, Covenants, Conditions and Restrictions by and between LaGrange Development Authority, a Georgia public body corporate and politic and City of LaGrange, Georgia, a municipal corporation, dated effective as of December 8, 2023, filed for record December 8, 2023 at 2:50 p.m., recorded in Deed Book 2247, Page 311, Records of Troup County, Georgia.
Said Property is more commonly known as 1475 S DAVIS ROAD, LAGRANGE, GEORGIA 30241.
The Security Deed was given to secure that certain Promissory Note dated September 30, 2025 in the original principal amount of up to TWENTY-FIVE MILLION DOLLARS ($25,000,000.00) made by Borrower to the order of Lender’s predecessor-in-interest PSG CR Lending, LLC (the “Note”), with interest thereon as provided in the Note until paid.
On account of defaults in the terms of the Note, the Security Deed and other loan documents, including without limitation, the failure to pay the Note by its maturity date, the entire unpaid balance of all obligations secured by said Security Deed, including principal and interest to date of sale, is due and payable immediately.
The debt remaining in default and unpaid, this sale will be for the purpose of satisfying the principal and interest due, any other amounts due under the Security Deed, Note, or other loan documents, amounts, if any, expended by Lender to protect its interest in the Property, and all expenses of this sale, including, without limitation, attorneys’ fees.
The individual and entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: Todd Bartos, The Bartos Group, LLC, whose address is 630 Janet Avenue, Suite A100, Lancaster, Pennsylvania 17601, telephone number (717) 514-1491.
The Property will be sold “as is” and subject to outstanding ad valorem taxes and/or assessments, and superior easements, restrictions and rights-of-way and other superior matters of record, if any. The undersigned will execute a deed to the purchaser at the sale as provided in the aforesaid Security Deed.
To the best knowledge and belief of Lender, Borrower’s interest in the Property is described in that certain Short Form Lease Agreement recorded in Deed Book 2249, Page 598-603, of the Troup County, Georgia Records.
To the best knowledge and belief of Lender, the party in possession of the property is believed to be either REMARMS, LLC or ROCKWELL ONE HOLDINGS, LLC.
